Description: Commercial, Residential Flats

Planning Architecture was appointed to convert a derelict commercial building to a residential flat scheme in addition to maximising the opportunity for further residential flats. The proposal was to extend the 1st and 2nd floor in addition to the roof to be extending to maximise return and units for the client.

The proposed scheme for upper levels of the premises to carry rear 1st and 2nd floor extensions and roof extensions with conversions of current upper levels from 2-flats into 5-flats. The proposal created new flats of C3-use that will provide each room to benefit from maximum outlook and daylight plus ensuit to each designated bedroom of the new unit to meet latest environment policies. The internal areas are configured to provide suitable residential usage to serve occupants and in keeping with adjoining properties melody.

The most critical design strategy for this project was to keep uniform elevation of the development in matching with neighbouring sites.

Due to the size, siting and orientation of the proposed extensions we ensured that the amenities of any neighbouring resident would not be impacted to a level.
