Large vacant Office Block with commercial on the Ground Floor in North Finchley. Our client required to obtain planning permission for conversion of office to residential, through additional storey extension, prior approval and change of use to the commercial units. Planning Architecture has taken on board the site history and all parameters to provide the best strategy forward with the Local Authority. With the additional approval of 700m2 providing 7 family units to bring the entire scheme to 45 flats, the former three storey, now 4 storey has made the best use of the site.

PA have been commissioned to be involved from RIBA Stage 0-7 by creating and coordinating the design, ensuring all consultants are on track. Construction drawings produced are compliant to all relevant bodies, working closely with the contractor has ensured a smoother construction and compliance with Planning drawings and handover of the project by meeting deadlines.

The site is well serviced with many local amenities, such as local supermarkets, social facilities, and eateries, all within less than 5 minutes’ walk, encouraging residents to use their local community. The benefit of the site makes it viable, through feasibility study and pushing the boundary to provide the optimum number of units for our client, a plan was required to split the project in phases. Having had successful approval for all phases of the intended development and gone over the anticipated number of units to provide, the in-house construction drawings have been produced and site is on its way to handover.
