Planning Architecture have developed this scheme by undertaking a detailed review of the scheme identifying areas where extension could be made with minimal impact on any adjoining residents. The consented scheme is currently below the target density required for a redevelopment of a site of this size within London. This is reinforced by the PTAL rating as the connectivity provided by the buses along the high street and the adjacent train station shows that the area can accommodate more residences.

The scheme we introduced adds 3 units to a current scheme that underutilises the site in a prime location that would support Croydon’s ambitions for providing accommodation adjacent the excellent transport links of Coulsdon Town Centre.This was in alignment to the Mayor of London’s ambition to utilise these sites to help mitigate the overall requirements that the Greater London boroughs face in housing shortages.

In summary the proposed scheme enhanced the current scheme that was done by a previous architect and adds quality housing to an area that needs additional units for the local community. Furthermore, the additional floor will provide additional office space which in turn will provide greater income to our client.

The design approach has taken the opportunity to improve the character and quality of the area and the way it functions. The proposal has the scope to accommodate growth without significant change to its character. The height of the extension follows the current scheme.

The principle of a 4th storey on the subject site was established to be acceptable and in fact it was seen as an enhancement and visual interest that would not have a great impact on the adjoining amenities.
